The auction process, start to finish

Whether you're selling through SellWithZero or bidding as a buyer, here's what the process looks like from registration to closing.

Registration

Bidders register in advance, typically providing ID, proof of funds or financing pre-qualification, and a refundable bidder deposit.

Property preview

Scheduled open-house or preview windows let you (and your inspector) walk the property before bidding — take advantage of every one offered.

Review the terms of sale

Every auction publishes its own terms: buyer's premium, deposit amount, closing timeline, and any contingencies (usually none).

Bidding day

Live, online, or hybrid bidding formats are all common in Hampton Roads. The high bid plus buyer's premium becomes your contract price.

Contract & closing

Winning bidders sign a purchase agreement immediately and typically close within 30 days — often with no repair negotiation period.

Buyer's premium

  • Premium percentage is fixed and disclosed in each auction's published terms before bidding opens.

Deposit & closing

  • Example: winning bidder deposits 10% of contract price at signing; balance due at closing within 30 days.
  • Deposits are typically non-refundable once the purchase agreement is signed, except as stated in the terms of sale.

Property condition

  • Example: property is sold "as-is, where-is" with no warranties, express or implied, and no repair negotiation period.
  • Buyers are strongly encouraged to inspect during scheduled previews prior to bidding.
